Land Severance
Land Severance, also known as Land Division or Consent, is the division of land to create new parcels of land.
Land Division may include:
- the creation of new building lots
- boundary readjustments
- registration of easements
If more than three lots are proposed, a Plan of Subdivision application is generally required.

Land severance in Oshawa
The Region of Durham is the approval authority for consent applications and has delegated that authority to the Durham Region Land Division Committee. City of Oshawa staff review and comment on these applications located within the City. City staff review using the Oshawa Official Plan, Zoning By-law 60-94 and other City standards.

In some cases, severance can be created through an application to Remove Part Lot Control. However, this type of application can only be used in some circumstances and only when the lands are within a registered plan of subdivision.
