Explanatory Note
Explanation of the Purpose & Effect of By-law Number 71-2025
The purpose of By-law 71-2025 (File: Z-2024-09) is to change the zoning for a portion of the lands located at 374 Farewell Street from R2/CIN (Residential/Community Institutional) to R2(16) “h-107” (Residential).
The effect of By-law 71-2025 is to permit the development of 8 single detached dwellings and 2 semi-detached dwellings with site specific regulations related to reduced lot area, minimum rear yard depth, and increased lot coverage.
The effect of the “h-107” holding symbol is to ensure that appropriate arrangements are made for the provision of adequate sanitary, water, storm and transportation services and facilities to serve this development and included in the development agreement, and that recommendations for noise and vibration mitigation and recommendations of the rail safety report are implemented in an appropriate development agreement. While the “h-107” holding symbol is in place only existing uses, CIN Zone uses, model homes and a temporary sales or leasing office are permitted.
The lands subject to this application are also subject to an application for draft plan of subdivision (File: S-O-2024-01). All written and oral submissions received by the City of Oshawa were considered in the making of this decision.
The key map shows the location of the lands to which By-law 71-2025 applies.
